How This Calculator Works
A mortgage payment is not one number — it is several numbers added together. The part set by your loan contract is the principal and interest payment, computed with the standard amortization formula. On top of that, most lenders collect property tax, homeowners insurance, and (when your down payment is under 20%) mortgage insurance into an escrow account and roll them into your monthly bill.
This calculator shows you all of it. Enter your home price and down payment to get the loan amount, then add your rate, term, and any optional monthly costs. The result is your true total monthly payment — not just the principal and interest that lenders often quote first.
How mortgage interest is calculated
The principal-and-interest payment uses the standard amortization formula:
- M — your monthly principal-and-interest payment
- P — the loan principal (home price minus down payment)
- r — the monthly interest rate (annual rate ÷ 12 ÷ 100)
- n — the total number of monthly payments (years × 12)
Worked example
For a SAR 600,000 loan (after a 20% down payment on a SAR 750,000 home) at 5.75% over 30 years:
- 1.Monthly rate: r = 5.75 ÷ 12 ÷ 100 = 0.004792
- 2.Number of payments: n = 30 × 12 = 360
- 3.Growth factor: (1 + 0.004792)^360 ≈ 5.594
- 4.Monthly payment: 600,000 × (0.004792 × 5.594) ÷ (5.594 − 1) ≈ 3,501
That is the principal-and-interest payment. Add property tax and insurance on top, and your total monthly payment is higher — which is exactly what this calculator shows in the "Total monthly payment" line.
Why early payments are mostly interest
Interest is charged only on the balance you still owe, and that balance is largest at the start of the loan. So in year one, most of your payment covers interest and only a little reduces the principal. As the balance falls, the split flips, until the final payments are almost entirely principal. The amortization schedule below the results lets you watch that shift year by year or month by month.
Tips for choosing a mortgage
- 1
Compare APR, not just the rate.
APR folds in lender fees, so it is the fairer number when comparing two offers with the same headline rate.
- 2
Check whether the rate is fixed or adjustable.
An adjustable rate can rise after the initial period, changing your payment. Know when and by how much it can reset.
- 3
Budget for tax and insurance separately.
The principal-and-interest figure is not your whole bill. Escrowed taxes, insurance and HOA dues are added on top.
- 4
Get quotes within a short window.
Multiple credit checks for the same type of loan within about two weeks usually count as a single inquiry, so shop freely.
- 5
Watch for prepayment penalties.
If you plan to pay the loan off early, confirm there is no penalty — extra principal payments are how you save the most interest.
